Smart period home offers huge potential

When the current owners of No 37 St Mary’s Road in Ballsbridge first viewed the property in 2010, it was in a sorry state. “My wife couldn’t see why I liked it,” says Richard Day.

But where his wife Ros saw a big renovation job – No 37 was in bedsits – Richard saw a wonderful blank canvas. The property had many of its original features intact. “There was so much history in this house because nothing had been done to it for years,” he recalls. The rooms were large and beautifully proportioned. And crucially, the back of the Victorian redbrick was south facing and its garden stretched to 33m, perfect for their two small boys to kick a ball around in.

The Days paid €1.54m for the house, which they reckoned was a bargain at the time, though subsequently house values on the street dipped even further, says Richard.

It took the best part of two or more years to finish the renovation. “It was badly subsided so the first thing we had to do was pour loads of concrete in and get the floors re-laid to create a foundation.” They replaced the roof and underpinning, rewired, insulated the exterior walls and extended to the rear, bringing the house to 280sqm. And the installed secondary glazing to the front windows to improve energy efficiency – the property is listed so double glazing was not permitted.

The house now carries a BER rating of B3, unusually snug for a house of the period. Both the ground floor and the first floor bedrooms and bathrooms have underfloor heating, and hot water and heating are supplied via Mitsubishi Ecodan heat pumps, keeping energy costs low.

The reception rooms are quietly luxurious with a deep bay window and the original marble fireplace in the drawing room to the front. A matching marble fireplace was sourced for the adjoining dining room.

The Days added a spacious extension to the rear of the property. It comprises of a comfortable family room with space for a large sofa for movie watching, and beyond it a play room or breakfast room that looks on to the garden.

Double sliding glass doors push back to allow access to a partially covered patio area, which must make a wonderful spot for dinner or drinks on a sunny summer evening. In keeping with their energy-saving mission, the flat roof above the extension has been planted with sedum.

Skylights and a partial room divider mean the kitchen is bright and welcoming. There’s a high-end solid oak kitchen with granite worktops by Peninsula Kitchens in Carlingford, an American fridge freezer, and a breakfast bar. A utility room and WC lead off the kitchen.

Upstairs, there are four double bedrooms and a family bathroom. The master bedroom is large and has a good-sized en suite. An office space/or guest room is tucked away on the top return.

One of No 37’s big selling points, though, is the potential offered by its long rear garden. Many of the houses on this street – one of Dublin’s leafiest addresses – have already converted their garages into mews. The garage at No 37, subject to planning permission, is ideal for conversion to additional accommodation, offering a potential rental income.

Last year saw two other properties sell on St Mary’s Road. No 16 is a four-bed terrace house with a two-storey bay, and extended to 226sqm at the time of sale. In addition, it had a garage and garden room and originally went to market with an asking price of €1.85m. It sold for €2.35m. No 9 is a semi-detached property, running to 218sqm, but had previously sold off part of its rear garden with a mews – it achieved a price of €1.915m.

St Mary’s Road is a 20 minute stroll to the city centre, and close to Tesco Express, a range of pubs and restaurants and excellent private schools such as St Conleth’s College.

The Days have relocated to the UK for work reasons. “We were very sad to leave,” says Richard. “It’s a wonderful location. There are wonderful people on the street, who welcomed us from the moment we walked in the door. We loved the big rooms. And we loved the big garden which for the kids growing up was perfect.”
